Manila-based developer still confident in Davao market


ALTHOUGH it has yet to complete its maiden project in Davao City, a Manila-based developer is already considering expansion in the city as it remains bullish on the potential of the city's property market.

The Consunji-controlled DMCI Homes, the country's leading developer of resort-inspired condominiums and touted as the first Quadruple A builder, has vowed to meet the target completion of its four-tower development called the VerdonParc condominiums by October 2021.

"The first building is already complete and ready for occupancy. In fact, we have started to turn over units to buyers," Alfredo Austria, DMCI Homes president, told reporters at the inauguration of VerdonParc's clubhouse and amenities over the weekend. He said 40 families, so far, are now occupying the 170-unit first building of the project situated within a three-hectraepeoperty in Ecoland, Matina.

As its maiden project is enjoying brisk sales, DMCI Homes is now planning another vertical development project in the city, this time in Ma-a, to address the growing local demand for condo-type residences. Austria said the new project "is now on the drawing boards... and we are planing to start that by end of next year," adding that they already have the concept and designs of the new development project.

"We are anticipating that this project (VerdonParc) will be successful, so we are looking at our next project to start towards the end of next year. Meron kaming tinitingnan na property for our new project," Austria said. He assured the Davao market that their next project will be better "in terms of price and quality," considering that competition in the city has become stiffer.

"Every time we launch a new product, we make sure that we offer best value. And dito sa Davao, most of the major developers are here already. We study their prices and what they are offering and if we launch a project, we see to it that we offer better," Austria said. He added that they always make sure that their projects are designed and constructed to provide their buyers "the best value for their money."

"Yan naman talaga ang value proposition ng DMCI Homes na whenever we build, we scan the competition. Our philosophy is that if we cannot offer something better, we might as well not do it," Austria said. The inauguration of VerdonParc's clubhouse and amenities gave a glimpse of the three-hectare property's genuine resort-inspired community that perfectly blends with Davao City’s tropical environment, panoramic views, and captivating shoreline. VerdonParc has allotted one hectare of lush greeneries and first-class amenities creating a haven of relaxation and comfort for Davaoeños.

Launched in 2016, VerdonParc just recently welcomed its first batch of unit owners with the on-time completion of its only mid-rise building, Martel, consisting of seven residential floors with less than 170 units of one and two-bedroom offerings. VerdonParc will also feature three high-rise buildings -- Belvedere, Trevans, and Maurin -- which will have sky lounges designed to provide a perfect setting for appreciating the scenic and serene surroundings of Davao City that include the exhilarating views of Samal Island and Mt. Apo.
